Put them on notice TODAY, that they’re in violation of their lease. NO AMOUNT of insurance would be enough for me, and let’s face it they don’t have insurance because the cost of it outweighs what they’re charging.

I have a tenants renting a 3-br unit/suite in my duplex with a 6-month lease. Shortly after they moved in I discovered that they are running a Child Care business in the suite. They “day-care” 2 children. I approached them asking for proof of business insurance, and to put me as the insured. If a child got injured on my property I want to make sure I am covered. I have for serveral times spoken with them to follow up on my request, and so far (almost 2 months now) and they still haven’t produce the insurance. I guess they just don’t have an insurance. Anyone have any suggestion as how to deal with this? Should I concern with being sued? Or will it be OK to let tenants running Child Care service business?
