  1. Dumb thing to do, but it’s done. Don’t EVER do it again.
  2. Do not sign anything that has to do with his offer, except write “REJECTED” on the offer and send it back. Keep a copy.
  3. Send him the 30 day eviction notice/expiration of lease package via USPS CERTIFIED RETURN RECEIPT REQUESTED.
  4. No, he has no legal recourse for his improvements, NORMALLY. But this is America, where the legal system is based upon who has the most money/best lawyer, not what is right/wrong.
  5. Obviously, when he moves out, he is not due a refund of any of his security deposit.
  6. unless you learn a bit more about landlord/tenant laws and regulations, you should consider a different career.

I leased a house to a friend who is now the tenant. He made some modifications to the house without a written authorization. I had let it slide by for months of the payment of the security deposit but set him several letters asking for it. Now he wants to put in a low ball offer of 15k below what the houses are selling for. Which I will not accept. I want him out of the house… His lease expires the end of the month. Does he have legal recourse for money of the unauthorized modification? He has not paid the security deposit on the rental of the property. Here in the state of Richmond, Virginia
