assuming their Deed isn’t a forgery, you have no standing, pack your bags. How did someone with such little real estate knowledge come up with the idea to buy the tax lien? Did someone on the internet tell you to do that?

I live in NYC. When we rented the apt.(in a 2-family house) the house was in preforclosure but we didnt know. The tenant that lived on the 1st floor portrayed himself as the owner and collected rent from us.
Isn’t that illegal? Can he do that?
Now they are trying to evict us because we found out about the forclosure and the fact that he is not the owner. We were informed to stop paying rent since he wasn’t the owner and he wasnt upkeeping our apt, plus he was denying us heat this winter. The owner died 12 yrs ago and the owners family is friends with the tenant on the first floor. Now they (the trustee & tenant) are trying to evict us. The owner died in Florida. And his family/trustee never probated the property. New York doesnt even know that the realowner is dead. The only thing they have is a quick claims deed from 1992.They claim to have a will and that this property(in NY)was probated in Florida. Also, the house is still in forclosure.
2)Do they have any standing to evict us since they never probated the property and they only havea quickclaims deed(done in FL)?
3)How long does a quick claims deed last?
To make a long story short we just took over the In Rem tax lein. We hold the lein now.
