I am new to the game, however I have 10 years experience as a loan officer with top money center banks in the NY metro area. I have considerable knowledge financing buyers-looking to team up with someone or a group with knowledge of identifiing undervalued props and negotiating purchase contracts in NY/NJ. sell contracts to investors such as yourself
i leave a wide spread and investors keep coming back

example:
I have a contract for $25,000 on a single fam house
its fmv in its present condition is $50,000 which was determined late 2002 …
The house has a newer roof has new insulation and resurfaced walls and floors.“its in the middle stage”
The house is worth well over $70 depending on how its finished…
.I’m asking for $10,ooo for the contract, which leaves
the investor/buyer at the closing paying $25,000 for the house
a total of $35,000 for a house thats re-sellable the next day for $50,000
thats $15,000 profit if you just turn it over
if it’s finished this deal will yeild $30,000+
e-mail if interested in this deal or to be added to my buyers list…I find good deals all day long
ask for a % and pass them on to people who keep coming
back for more…everybodys happy

I currently have three properties in Yonkers and pretty good with figures. Also a licensed contractor. Always in need of cash or cash partners. There are always good deals out there for those who can put the pieces together.
