My only comment is that the text might be too long.

It might work in a newsletter, but it lost my attention after the first line of text.

Just my thoughts

I am thinking about putting an ad in my Homeowners Assoc. newsletter. What do you think about the ad below? Any suggestions for improvement?

Need to sell your home fast, due to job transfer or debt relief? We buy homes-We take over payments. If you have no equity in your home, we can still take over your payments. We are not agents, so there is no commission to pay. We are investors, who can help you sell your home quickly. For more information, please call Earl at XXX-XXXX.

Earl,

I like the ad. Here is the ad I use:

“Quick cash for your house. Any area or condition.”

…I would definitely keep it simpler (more simple??). Fewer words=greater impact. Try something like: I BUY HOUSES (yeah, I know that one’s overused…but it works). Or: NEED TO SELL YOUR HOME? FAST CASH. CALL XXX-XXXX.

And I agree with Brandi; chop the part about “we can help you sell your home quickly.” Even though you may not be working with an agent presently, it’s not a bridge you want to burn, so no point in pi##ing them off needlessly.
