The seller has to make sure that title is clear to sell. If this were a sub2 deal it is in your best interest to make sure the title is clear to avoid complications when you sell.

I recently found a very nice property on a dbl lot and put it under contract. I’m wholesaling so I’m not the end buyer, can I submit the contract to the title company anyways just to make sure the title is clear? The closing will take place there.

The TC will prepare and SELL you a preliminary title opinion so you’ll know what docs have to be done to sell.

Just make sure it’s the SELLER who’s paying for this PT or the Title Co. will stick you with the bill.
