You want a Warranty Deed instead of a Quit Claim Deed…

Quit Claim Deed - A deed by which the grantor gives up any claim he may have in the property. Often used to clear up a cloud on title.

Warranty Deed - A deed under which the seller makes a guarantee or warranty that title is marketable and will defend all claims against it.

I have been reading about offering a seller the option to sign a quitclaim deed showing me as the buyer. Recording it at the court house and I assume their loans as is and I make their payments going forward. Which gives me control of the property.

Can this be done in Texas in the real world today?
