We have invested in a storage facility consisting of 30 (1 car garage size) and 15 (2 car garage size) units. We bought this about 5 years ago. To our surprise, we have many renters that have leased the units over 1 year. Right now we have about 15% vacancy rate, and show a little cash flow. What we have noticed though, is that the land price has extremely appreciated to almost 5 times over what we bought for. Unless we sell this business, we have not made much money, but on paper, it has done very well.
