I do wholesaling in Kern county and other CA counties ala Steve Cook. I, however, do not use agents as my primary source of leads. There are plenty of deals in LA county. Areas with lots of distressed properties and those that are up-and-coming in terms of rehabs are always good sources for wholesale deals.

Many rehabbers and newbie investors are looking in all the typical places: hud sales, pre-foreclosures, mls and tax sales. I suggest looking for a way to reach motivated sellers and owners of distressed properties that others aren’t using. Try vacant property owners, out-of-state owners and advertising.

However, if you find a great agent who knows what you are looking for, that may be the way to go. I have much less success making lots of offers with agents and have found most agents to be pretty lackluster at what they do. While I’ve gotten a few deals this way, I don’t feel that they are as good as the ones I go after myself. This is just my experience.

Has anyone had any success using Steve Cook’s method of finding fixers in Los Angeles county? What is your ratio of offers to accepted offers?
