If you buy a property to flip you can generally prevent your buyer from going behind you back by getting a signed contract with the person you bought it from. If notarized, such contracts can often be recorded as a “memorandum of contract” That will not necessarily stop your buyer from trying to go around you but it will discourage him. It will only give you the right to sue if it does happen. That is usually enough to keep everyone honest. Regards, doc
