10% down can get it done with reserves, but the rates wont be as attractive as with the 20% down.

Hey all,
I am looking into purchasing a cahsflow positive 2-4 unit rental property in Maryland. Between roughly $120-$130k. Is the minimum down 20% these days on a stated? Anyway around that?
To what extent can equity in my current home (2 unit, rent one live in other) be used? I owe $200k on it and it could likley appraise for $250k.
