I was reading your post and got a chuckle when I saw Warren Harding’s name.
In 1984, I took my first “Creative RE” course. It was taught by John Schaub in Florida and he constantly mentionned Harding (and some others).
Later, I did take a Harding Course and still have the tapes. He was an interesting man to say the least. I really enjoyed his concept of the “Someday Isles”.
Anyway, just thought I’d let you know that I enjoyed your post and the “blast from the past”.

The closest thing to an investors club around here is a bunch of older big-time investors who have lunch together, but don’t allow outsiders. Couple weeks ago I found another CRE Onliner in town (Hi Ann) and we did meet. She mentioned she’d found another CS grad in the area.
One thing Carleton Sheets mentions is the importance of being involved in an investors club, and if there isn’t one in the area, he can help you start a “CASH Club” (CASH from CArleton SHeets) Anybody know anything about this?
For those of you with active REI groups, what kind of benefits could one expect from starting a similar group here? What the heck do you do at your meetings? And more specifically, what advantage, if any, would come from the CS program?

You and Ann should plan to meet a few times a month for lunch or dinner. Just talk about what you learned or did since your last meeting.
After a seminar in 1983 about 6 of us met every Friday morning in a Bank’s Community room for about 3 months. Since then we have met every week for dinner. The Mastermind concept from “Think and Grow Rich”. There are only 2 left of the original group. We try to keep a group of 5 or 6 as people come and go. We try to meet every week except when the larger group meets.
After about 3 months we decicded we would like to have a speaker. So on the first Wednesday night of the month we asked an investor who was more advanced than ourselves to speak to the group. This has gone on for 16 years and has grown to a more formal Investor club. Why don’t you ask one of those older big time investors to come and speak to your group. I’ll bet some of those guys would talk to your group. Maybe ask one of them to lunch with you and Ann.
Years ago, Warren Harding suggested we advertise a free Real Estate Seminar. When you have 5 to 10 names call them back and schedule a 2 hour presentation on some aspect of Real Estate. Maybe meet at a local coffee shop or Community room. Talk about the benefits of real estate.
