A rehabber and a landlord will look for themselves. But they can’t be in all places at all times. So you can certainly beat them to the punch on some deals.
I suggest you also look at lease options as a better way of starting out.

Hi all. First, let me say, I’ve searched for my questions and can’t get answers since 2007. What am I doing wrong in my searches??

Ok, my husband and I are starting our re investing b/c we need secondary income (we own our own company), and we are beginning by wholesaling.

My question is from a devils-advocate perspective: I have found good buys on MLS, either REOs or owners who have listed for sale. Should we avoid these houses as our deals? (Here comes the devils-advocate part) Why wouldn’t a rehabber or landlord just look here for themselves?

I know I need to build a buyers list, too. I am going to post something on our local REI club forum and probably craigslist.

What are y’alls opinions on these 2 things? Thanks to all opinions.
