If the local police will cooperate (they usually do with me), have them show up and discuss trespassing penalties with the occupants. Otherwise, evict them. Anyone who is willing to “squat” in the place would not be a “keeper” as a tenant!

Here’s the situation:
Colorado
Tenant and family packed up and moved-no notice, nothing. I visit the apartment to collect late rent and find 3 Spanish speaking men living there instead. What’s the best way to get them out? I receive a utility disconnect notice as well for nonpayment.
