Thank you both for the ideas…netroline looks great, but doesn’t cover the county needed, homeradar is 5 months behind, will try yahoo in a minute. $150k Homes in our area (central nj) have gone up $80-100k in the last 18 months so hoped to get 30-60 day comps. Also saw a post above this about interstate comps and the person called the local re-max and offered $100 for a cma.

does anyone have reliable sources for obtaining online comps? Many of the appraisal services use 6-18 month old comps, and charge upfront, so you don’t know what you’re getting.

Ed,

I’m almost positive that www.homeradar.com and www.netronline.com are updated frequently.

I’m to the understanding these sites are updated when the county records are, which would be about once a month (depending on the county).

I can see 6 months on a comp, you can still work something with that. But 18 months is just to long.

On Yahoo, there is “Real Estate” you can click on (and a lot of other things, like people search, etc) and then you find “What is my property worth” and it will bring up statistics on comparable sales in the area. For more info, you can cross-reference addresses with the tax assessor records online. It is FREE!
