Yesterday I was in a Realtors office and I overheard a conversation one of the agents was having on the phone with someone. The agent asked the person on the other end of the line if the property had been “perked” yet? What does this mean? For the life of me I can’t figure it out!

Maybe he said “proped”. In our area, if a house has an accepted contract on it, is said to be “proped”, as in propositioned. The only time I’ve heard the word “perked” as related to real estate is a “perk test”, which has to do with testing the soil to install a septic tank and leach field.

If the property has a septic system some lenders will require a perculation test, commonly referred to as a “perk” test. This is a test that determines how fast water and other mystery liquids soak into the ground.
