Your not clear on why your soliciting them, If your listing them the disclosure is the same as any other listing, but you need to avoid becoming an agent of anyone other then the seller-in-foreclosure (this includes dual agency) in the transaction or you will be entering a mine field.

Check with your broker and section 1695 of the California Civil Code. This section is the reason agents who are smart do not represent investors in California preforeclosures.
