Mike, I’ve been having the same frustration in San Jose. I’ve met some success at www.knowx.com – specifically, their “Ultimate People Finder.” Here, you can pay $3.95 - $9.95 per person, or $29.95 for unlimited searches in a 24-hour period. While a lot of the information is nothing more than what the Tax Rolls provide, it’s well worth the $30 for unlimited 24-hour searches. The skiptraces I talked to want any where from $75 - $100 per person, and one refused to commit to a price. My approach is to use Knowx.com for the “low-hanging fruit.” Once I close a deal, then maybe I can afford to use a skiptrace for the harder-to-find people.

The property appraiser?s site was no help. It has the address of the vacant property as the residence of the owners.
