Is this practice dead? I was interested in doing this with an REO. The title company I talked to said now they have to show the first transfer on preliminary title report to the end buyers lender. Should I keep check for another title company. This is in Missouri by the way.

Simultaneous closings are not illegal. Basically, you need to find a title
company who is investor friendly. You might try contacting your local
REA group to find out who they are using. Most mainstream lenders
require title seasoning. That is the block to quick flips. By the way, I
have a connection to a private lender who specializes in flipping
without title seasoning.

They are not dead, but title companies are starting to require more and more disclosure. Remember, you only need one title company to do business your way so keep asking around until you get what you need and don’t get discouraged if a few so “no”.
