I may be in control of another entity from time to time that is doing business with my real estate firm. That one is easy I disclose to myself. In other situations I include info on purchase offers, etc. that indicates that I am licensed. Being pretty visible in my town, most folks know that I am licensed before we sit down anyway.
Disclosure may sometimes be in the form of fine print. An employee from the division of real estate told me that an address label stuck on a bandit sign would meet the requirements for disclosure.
Motivated sellers, don’t you just love 'em? First off everyone hates to see anyone with a real estate license make a dime, much less a dollar. They all think that we are already independantly wealthy and just do this stuff for a hobby. Motivated sellers know before we talk that I am a broker, and that I expect to make a profit. If there is an objection it is because the motivation is lacking. Usually the folks that I talk with are desperate to have something done with thier problem, if they object to my offers I can always check back in a few months.

Hi friends,
I am thinking about getting my real estate license because I feel it will allow me to become more successful as a real estate investor. For example, I will have access to the database that will allow me run comps when I find a property. My concern is, would this hinder my investing in the future. Any advice is appreciated. Thanks.

Good idea, in my opinion. You not only will have access to the data that you need you will also have a broker to converse with as needed. A free mentor if you look at it that way. You can have dozens of other agents that you can talk with on a regular basis. You would be surprised how creative an agent can get during the last 10 days of the listing.
The only problem with having a license as I see it is that you are required to disclose that you are licensed. Being licensed requires that you abide by the laws. So if you plan to abide by the laws then having a license should add to your credibility.

I always enjoy your posts and your straight to the point attitude. I have been toying with the idea of getting a license and having my partner present offers through me. Do you present offers through a seperate entity or do you disclose that you are a broker from the get go? Secondly, have you ever had a motivated seller question that you were a broker? Thanks for all your insight.
