Thanks for your response, Bill. I’m pretty sure the realtors here only make 2 or 2.5% on short sales but that does bring the numbers a little closer anyway.

I’ve been watching a house for over a year now & can’t get a contact number for the owner. The house is being rented but has been on the market for over a year now.
I went to the county clerk’s office and the liens are 120k , 22,500, 7750 granted from an individual and 294 for HOA. They are all conventional. I recently got an e-mail from a realtor having it listed for short sale at 157k. Loans were taken out in 2006. Is the addidtional 6446 in late fees, could she have paid nothing on the loans since 2006? Obviously I’m missing something.

In my part of the country the realtor would list it with a 6% commission. The net amount would be less than what is owed not counting any expenses the bank has incurred to date.
