I was just throwing numbers out there. Is it possible to get a loan for 10 or 15 grand more than the purchase price to cover closing costs and fix up work,

I am looking to buy my first house here in Michigan and wondering if anyone had any input on looking for a loan officer. Ideally my plan is to try and get a pre-foreclosure via short sale so I was wondering. Lets say I find a house worth $125000 and negotiate a short for say $90. Is it possible to get a loan for $105,000 to cover closing costs and touch up expenses? Everyone and their brother has a mortgage guy they know so I would like some suggestions on where to turn. Thanks
