I certainly feel your pain! Once I bought a Dave Del Dotto course and was amazed at the junk. I was lucky enough to place a free ad in the “recycler” and sold it at 75% of what I paid for it. Don’t be too hard on yourself. I did tell the individual that I did not think it was worth the money, but he insisted.

Don’t be discouraged, CS Course does give a good basic education in RE. There are a lot of techniques and and lot of options. I bought my first house just one month before I ordered the course. I got my house on an FHA loan and my seller was very motivated. I only put very little cash down (the seller paid the closing costs) and had I known a CS technique then, I would have asked the seller to take a second which I’m sure now he would have done it. Bottom line, I think the clue to RE is to find Motivated Sellers. I have wasted months with RE agents that would not listen to my needs. The House that I bought was a FSBO and I got it at 90% of the FMV on top of not having to pay the closing costs. I don’t have anything against RE agents but I guess that I just wasn’t lucky with the 3 that I have worked with. I want to go on as a REI and I can say that CS is a good way to start.

Please don’t blame Sheets and everybody else for you getting lost (or not reading your map) 13 mo. ago I picked up the tapes and books that I got from Sheets that
2 1/2 years before and never opened a tape or book and 13 mo. later began a trip of my life we now have over 40 prop. we look at and put in 4-5 offers a week . Jeff it would be a good Idea to look at your maps again. Yes I did get the phone call for the mentoring and hung up on them-- ( wish now maybe I had started 2 1/2 years earlier ) at the rate of 3 per mo. 43 mo. ago I would have 129 prop. now –
If someone had given me a kick in the pants I might have done it sooner, or maybe its my mom and dads falt that they didn’t raise me right , maybe it’s sister Mary Martins falt for hitting me with a ruler in the head to much in the 3rd grade . Del Dotto and his Affordable Housing Network were shut down in Washington State last year, but the Washington State Attorney General’s office now tells me I stand no chance of getting my $500 back - $500 for a seminar which was never given. maybe I am in the wrong business. It seems anyone can rip someone off for $500 and not have to worry about paying restitution. The law works for those who have money.

It didn’t work for me either. In fact, for many years I thought I’d write the book to counter “Nothing Down,” and I’d planned on calling it “Nothing Worked.”
Turns out it really wasn’t the programs that didn’t work, it was me who just didn’t know enough to consistantly make things happen.
After years of botching one deal after another, things eventually began to “click” and more deals worked out than didn’t. And soon thereafter, botched deals became less and less frequent until they darn near disappeared completely.
It’s all a function of time and experience and I’m convinced if you stick at it and really pay attention, things will work out in the end.
Still, even now I screw up a deal or two every year. Sorta goes with the territory.

I agree with Pat. I owned some properties prior to reading Carlton’s program. I have not purchased any additional ones yet. I am researching the market/area for about 2 months now and leaned a great deal about prices, rental income, etc. One thing that really stands out is that there are a lot of investors out there!! I ran into many who rented for years. It does work. I only have a problem finding flexible sellers. This is one hell of a hot market out there. I have placed two offers and I found that the sellers are not willing to negotiate. I could use some help on how to place so many offers? What is your criteria. I just have a problem placing offers on properties that require high maint work, beacuse I know I will have to spend $$ for new roof, etc. Based on that I have limited myself and am not making as many offers as I would like. Pat: Can you guide me on the criteria to use to make more offers?

I put in alot of offers and less than 20% get taken Just put out Offers like-- 30% below market value or more I usually start with 45% - if it gets taken 1st time threw GREAT if not then I have something to deal with – I can ask for great terms. Like on a 60k prop. I offered $600 a mo. for 100 mo.- well he took me on it — (I also asked for 90 days to fix up the prop.) with no payments-- But each Mo. I pay off the principal of $600. I was afraid to ask but when I did look out-- the other day I asked for a house for 29K to be lowered to 18K and 90 days to fix up the prop. 1st offer was taken— we had an offer last Mo. the house is a 3 bdr 1 bath brick house valued at aprox. 68k we offered 42k and they took it!!! My realtor had an offer for 55k 30 days before and they didn’t take that, but they took mine why??? I don’t know-- we made 10 other offers that wasn’t taken before this one was-- Marion , you have to make offers – if you Make them low enouph then if you get one you can always flip it (sell it before you pay for it) to someone and still make something— we put in a contract on apple st. then cleaned and painted with some new carpet and windows – we sold it before we closed on it. got a check for $13,000 more than we got it for—
You can do this!!! if I can you can…
