All,
I’ve just completed a rehab to sell and it’s clean and sweet.

I need a good ad that will get the calls rolling in. I’m willing to do owner finance (sell note at closing), help with down, closing costs, home warranty, etc.

3/2, deck, new everything - carpet, paint - inside and out, ceramic tile, ceiling fans, fixtures, appliances, CH/A. - 1505 sq ft (garage conversion is 3rd bedroom/gameroom - den), price range 88k - 94k.

Should I lower the price a little or leave wiggle room?

Let me know what Ad you would use, or have used that works.

When I sell a rehab in the first line of the ad I always start with:

OWNER WILL HELP!!

That makes people call and I can then decide in what way I will help ex. down payment, closing costs,etc.
