    I also have thought about using this strategy to make buyers fall in love with my properties. First, I do not think it is so important to have a ‘designer’s eye’ IMHO. Your goal is to create ambiance for potential buyers. Allow them to see what the place could look like once they buy it. Buyers will probaly change things to their liking anyway so why fret?

This is how I would tweak this idea. Have you ever been to a furniture store and noticed how they use cardboard replicas of furniture and appliances? Visit several of them to get design ideas. Inquire if they have any left over replicas they you can have or who their supplier is. Also, search google. Instead, of using real furniture use the cardboard replicas. It should be easy and fast to transport.

I can buy all the properties I want where I am the harder part is selling these homes. Does anyone have any ideas on how to market to apt. dwellers. Where do you find a mailing list? What is the best way to do mailings. Would you use postcards? Is there a program that would help in the mailing process? Lets get a discussion up on the selling end, seems like everyone is wanting to discuss the buying end. Maybe I am the only one in a Buyers market.

Hello,
Go to a search like search bug and type in the address of many apartments that rent for what your payments would be on your houses. The search will give you everyone’s name and address (with a listed phone number) that lives in that apartment complex. With checking out the apartment rents you will know that they possiblity can afford your payments and they might want to live in a real home!
Send letters, postcards…swamp them with advertising and hold open houses. I’ve found the best way to sell a house is to dress it, sometimes with furniture, miniblinds, etc the whole house almost like a model house. You can rent everything you need and they load, place and pickup after your open house. It doesn’t cost that much if you factor in the sale of a house.

Bill…I have been asking the same question and came across a book titled “how to sell your home in 5 days” and a site at nodiscount.com which teaches a
system and gives you money sources to sell homes quickly. Both sounds similar with the ladder being a bit pricey.

You can find the how to sell in 5 days book at your local book store for about $19. I am still deciding whether to invest $200 on the nodiscount system.

I agree with you that selling can be more profitable.

Dee, When selling homes L/O or owner finance I’ve thought about ‘dressing up’ the home with rental funiture and doo-dads. Can you address these issues:

Can you tell me how many houses you ‘dressed up’ to L/O or sell?

I put mini blinds in all of my homes, so that takes care of the windows. I want LOTS of light UNLESS the view from a window is bad, then use higher wattage of light bulbs in that room.
I only put the furniture in the house for my BIG OPEN HOUSE…I ONLY have OPEN HOUSES on SUNDAY from 2pm till 5pm. I advertise heavily with signs, directional signs, thrifty nickle paper, cable (it’s cheap in my area)flyers in laundry mats, etc. It costs about $100.00 (in my area…I use them a lot so they know I pay and I will be back…PLUS they usually RENT or SALE to the people that buy my house)for the rental company to dress my house.I leave their cards around to advertise for them, so sometimes I get them to do the work for $50.00. I always put the living room, including TV and stero with something playing in the background. I have three *flower or greenry baskets that I bought at Hobby Lobby, I put those at all houses,(just pick greenry and that goes with everything) I don’t put furniture in the children’s room unless I have a hugh profit. I always put new bath towels, washcloths, etc in all bathrooms and again these go from house to house the same with the kitchen, plus in the kitchen I usually have a candle lit that smells like applepie, gingerbread, etc. (I know it sounds hokey but it works for me).
