Your assumption is pretty much O.K. but your alternative is a bit off.

You can never be a consultant unless you have a license.

When you purchase an option you are then the seller of that option, not a consultant. The option is personal property, and that is what you are selling. The option (right to buy) not the property itself. You mention the word auction and that may be one way to sell, may or may not be the best way.

I’m assuming this is correct: I’m not a Realtor. When I sell a house, I MUST be the owner. Otherwise, I cannot sell a house for someone.

However, if the owner deeds the property to me, then I may sell it, because I am now the owner.

As an alternative, could I sign an option to purchase, then help the seller (as a consultant) auction the house fsbo, and take the difference between my option, and what they got at auction?
