Were the roofing inspections performed prior to the closing of the sale and within the period of time indicated in the purchase agreement? If so, you should have taken warning and backed out at that time. If the roofing inspections were performed after the sale, I would say you have no recourse, unless your state has laws that deal with this kind of problem.

You should contact the inspection company that performed the inspection and see if they are responsible for a poor inspection.

It is difficult to claim that the seller knew about the problem unless the roof was actually leaking. I know I do not walk around my house inspecting the ceiling for leaks.

One other question, how long did this occur after the sale was closed?

If an Inspector passes a part of a house (inside ceiling and roof) in his inspection that, according to 3 different roofing companies, should not have passed and the Seller blantantly lies about the roof on the Seller’s Disclosure, is there recourse for damages incurred to one, both, or none ?
