It baffles me how some sellers thinks their property is worth more than any other house that sold in the neighborhood. Checked the comps on this property today and this seller is wanting 80k more than the highest priced property sold within 6 months. I asked the seller how he determined his asking price and he told me, " My painter told me this property was worth this much."
I had to restrain myself from laughing my _ off.

This is my favorite type of seller. The property will sit forever without an offer while realtors will show it daily to sell more accurately priced homes.
Eventually, he will accept your offer of $10,000 down and $100 a month for the next two centuries so he can tell his spouse and friends, “I told you I would get my price!”
