Because he wants to keep the tenants if the property does not sell (some may not renew their lease if they think the property is being sold and therefore rents will go up with new ownership) and/or he wants to use the low vacancy rate as a selling point. It really is that simple.

I’ve come across several listings in our local public MLS where it states that the seller doesn’t want the tenants to know the property is for sale. Usually these are apartment buildings.
