It’s called a Lis Pendens. It can only be recorded along with a filed law suit. Thus, you will likely need to file an action for specific performance then you can recorde the lis pendens. You should go see a real estate attorney to review the purchase agreement and advise you on this. If you wrongfully cloud the title, you can be sued for slander of title.
