I am about to start advertising an ad that says “Let Us Pay your Mortgage”. This will generate a lot of calls. I am also doing it as service announcement since I run a non-profit here in Norcross.

I’ve seen signs and ads that state, “SELL YOUR HOME IN X DAYS” and ones that say “WE BUY HOUSES!” Is there a difference in how they’re perceived? Which is better? Has anyone done a marketing analysis of one vs. the other?
I’ve only used the “WE BUY HOUSES!” signs and some ads and have had what I think is pretty good response rate. But I want MORE MORE MORE!!! Guess I’m greedy like that.
Also, what about the word “HOUSE(s)” vs. “HOME”? Which one should be used in any ad?
I’m a student studying Creative real estate but as a marketing student I like Cash For Your House or Let Us make your mortgage payment as somone just mentioned. We buy houses tells people what you do but Cash for your house tells people what you will do for them. This will probally effective in your direct mail pieces. I will appreciate your comments on this.
My signs, cards, and ads all say the same thing. I have been advertising with this same line for years. The main reason I started using this saying is that it usually puts my ad in the #1 position of the classified section as it begins with A

I settled on “WE BUY HOMES” for a few different reasons.
First, “homes” is shorter text, which makes it easier to remember, and can be printed larger on signs.
Also, “homes”, means to me that I buy houses, mobil homes, townhomes, condos, row houses, whatever.
Frankly, I think the verbage is irrelevant, as long as you get your message out there, telling folks that you buy houses, homes whatever, and a way for them to contact you, the calls will come.
One way to think of it is that “we buy houses” (or “we buy homes”) is meaningful to you, and is a message you are presenting to someone who may think to themselves “Good for you. I dig ditches.” and move on.
“Sell your home!” is a directive that commands them to take a specific action. If they are already looking to sell their home, it probably resonates with them. If not, it might give them the idea to do so.
Further, “We/I Buy Homes” might be appropriate for listing in the “RE Wanted” section of the pennysaver, while “Sell your home!” may be better for unsolicited mailings and signs.

Keep in mind that many classified ads are placed alphabetically. I changed my paper ad from We buy Houses to I buy Houses and that gave me the top spot in the section I advertise in. A few weeks later another investor changed his ad to I buy Homes, giving him the first spot. I added a “*” at the start and end of mine and now its back to the first ad. Seems the other investor gave up =)
I don?t run my ad in the Homes for sale section, my paper has a heading called Real Estate Services which starts the entire real estate section, this is where my ad runs and it?s the first ad they see.

We buy houses did better for me then sell your house. I haven’t experimented between HOME and HOUSE yet, but the last 4 digits of my phone# spell HOME.
There has been much debate about this. Some investors prefer to warm up to a seller by using “HOME” and other’s like to try to emotionally detach the seller to the property by calling it the “HOUSE”. Both are probably successful, so it’s up to you which you find better in your situation.
I suggest just putting out some signs/ads with whatever you want and ask people how they found out about you, if you find that more people are calling for one ad than the other, then you might be on to something.

Thanks. Good tip on the “*”. I need to check with my paper to see what takes priority (date entered or alpha). My ad is in the RE Wanted. No thoughts on “Sell your home in x days”?
When you “sell your home” the traditional way, you usually go through a realtor, make repairs, clean everything up, deal with showings, and sometimes wait months for the right buyer and everything to close.
“We Buy Houses” companies (like We Buy Homes in Evansville) work differently. We buy your house directly, as-is, with no fees or commissions. It’s way faster and easier, especially if you’re in a tough spot like facing foreclosure, dealing with an inherited property, or needing to move quickly.
