The primary reason developers do this is for the tax advantage. The property is considered agricultural and taxed at that lower rate. If you could sell enough trees, pumpkins, etc. to break even on the cost of said project you win because of the tax advantage.

I purchased a nice empty commercial lot this summer and will not be ready to break ground on a retail / office building planned for this lot until next year. The lot is all dirt without trees and is very flat. It is about 1.5 acres and sits next to a small bank branch on a main busy suburban road. No utilities have yet been pulled from the street.

I have seen similar lots in other towns used seasonally to sell pumpkins for Halloween and Christmas trees for Christmas. Has anyone ever leased their commercial lots to farmers or small business people for such a purpose? If so, was it worth it? I have no interest in selling pumpkins or trees myself, just leasing out the land. If it is worth it, any advice on pulling it together?
