There is an article there about cap rates in general that is as good as any I have seen in explaining how to derive and use a cap rate. Its written specifically for the mini-storage business, but can be applied for many property types.
Can someone please explain the pros and cons of this type of property? Other than liability issues, wouldn’t this type of property be a cash cow? Are they typically sold at cap rates similar to apartments? Any information or guidance in the right direction to increase my knowledge would be greatly appreciated! Thanks, and good investing…
