Anything under about 20,000 - 25,000 rentable square feet generally
won’t generate enough income to afford a manager, thus becoming a
self-managed project. I throw that out there for SFH investors who are
used to dealing with properties that turn every 12 months or so, vs.
storage properties where the average rental is 5-6 months per unit.
Thus, a 200 unit facility may have 350+ rental transactions per year at
90% occupancy.
