The collateral will be a specified project. I am just looking for a investor with available funds to discuss various projects. I am trying to weed out all the bad apples.

We are looking for a real source that can lease us proof of funds of 3 Million or more where the funds would stay in a account in the buyers name that you can set up and will not be moved at all for (VOD). But any upfront fees must be rolled in and we would pay the fees out of the closing. The funds will be repaid from a pre-signed escrow instruction letter and promissory note, guaranteeing disbursement of your principal and points from the net proceeds at closing.

Is this like one of those Nigerian emails that we all get? Is this legitimate? Are you saying that you want someone to give your buyer 3 million long-enough for you to do a vod so that the buyer can qualify? If so - sounds like loan fraud to me and prosecutable by fbi. Also - you’ld have to be dumb as a rock to give put $3,000,000 into an account with someone else’s name. Oh sure - you’ll give it back afterwards. Yea - riiigggghhhhhttt!
