I have had Section 8 tenants for more than 15 years and currently have 7. I have answered many specific questions about this subject and have compiled all my answers in a file that I’ll be happy to email to anyone who requests it. Be sure to send me an email with your request (jjonkmanj@aol.com) as I might not check the replies to this posting. My file also contains checklists from several Housing Authorities that their inspectors use to see if your units meet their standards.

Does anyone have any experience in section 8 rentals? I have heard a lot of positive things in regaurds to section 8 rentals. Does anyone have suggestions to the pospective investor?

Why don’t you call the local HUD office in your area. They can be a wealth of knowledge on Section 8 Tenants and they can also tell you what is required of the Landlord. HUD will be more than happy to send you pamphlets on the subject matter. Section 8 Tenants can be heaven or they can be Hell. Knowledge of the subject matter is the key.
Many of my investor friends have Section 8 Tenants and they are doing very well. To have or not to have Section 8 Tenants in your rental properties is a personal choice. Gain the appropriate knowledge that is required to deal with Section 8 Tenants then deceide for yourself.
