I have had professional eviction service serve both 3 and 30 days simultaneously.

There had been a judgement 8 weeks ago. But when I asked the PM whether this non-paying tenant was finally evicted, I learnt: i) the eviction attorney incorrectly filed as if there was a written contract. It’s all verbal. Anyhow - in 6 days, there will be a court date. The law firm which only does evictions said they would “fight it”.
But this is s c a r y. For starters, they might have to start all over again. Any comment or thought will be appreciated! // Q: is it true, that a landlord cannot serve a 30 Days’Notice with ongoing 3-Days’eviction proceedings? I mean - if the tenant is a PRO who never paid, can’t one serve a 30 Days’Notice? The PM said, “no”. Thanks a lot!
