Credit score is one way to screen buyers but also look at their payment history on the credit report…have they ever been evicted? This may indicate other problems besides not paying. It’s always easier to evict someone for nonpayment than not keeping their lot and home to park standards or the many other problems you might encounter. Do they have accounts that have been charged off as uncollectable? How many? How recent? You need to use common sense, if they don’t pay their bills they won’t pay you! Look at their current residences and that is how you can expect them to keep your home. Call former Landlords…if you can go back a couple the better. Current Landlords may give a good reference just to get rid of a bad tennet. Remember more information and bigger down payments will cure a lot of what ails us and if all else fails there is always the flip of a coin! Good Luck!

Can anyone tell me how they screen potential clients. Is a credit check sufficient or do you do a background check also. What is the minimum you accept on the credit score or do you look at payment history. I have Lonnies form typed out and ready I just want to know where to get more information to better screen clients.
The best place for you to get your answers to this is in the archives. This issue has been discussed a lot on this site and there is a lot of info in there about screening tenants. Try a few different search terms but I bet you should be able to find most of what you need with a few simple ones like “screening”.
