Title companies usually do their work for the bank, not the agents.
If you deal involves borrowing money from a bank or hard money
lender then a title search will be required.
I do not know why a title company would take your call and accept any
title search work that you gave them directly.
Do an internet search for a company in your area and call them and
ask.

Can anybody recommend a title company in San Diego County who is accustomed to doing deals between owner/seller directly (no agent)?

Hi Andrea,
Try First American Title Co. they are probably in SD as they seem to be everywhere. I have used them for a buyer/seller only deal (I assumed that’s what you meant) and they were terrific.
