Well … you have to be the judge of exactly what type of business you want to run and how to want to run it and what is best for your schedule and your interest.

Question: Do you like to seasonal RV … meaning busy for a few months then slows down (with little income)?

Converting RV to MH:

  1. Contact with city or county planning to find out what the current zoning is on the property.

  2. Contact the state that regulate RV & MH parks on their convertion requirements (electric, plumbing, sewer, septic, water, and number of RV spaces to MH spaces, etc.)

Does anyone have any experience with RV Parks?
Combo MHP/RVP is available and I was wondering if there were special considerations in dealing with RVs.

In one quick summary …

  1. RV parks require more hands on management with daily and evening customer traffic. Also there is an opportunity with “cash” with employees taking the money (your income) without your knowledge. Usually RV parks customers expect a clubhouse, entertainment facilties, laundry mat,

  2. MH parks the most peak management time will be a few days before rents with processing and preparing rent statements … then the first to fifth collecting your money (income). Less vehicle traffic of RV into park, less hardship on roads, facilities.

  3. Even if the park currently has some RV spaces … you can apply to convert RV spaces to MH.

I think this is seasonal RV lot rental…when the snowbirds come down for winter.
What does it take to convert from RV to MH space?
