I am considering the Russ Dalbey program as a saw the infomercial on 12/14. He paints a rosey picture with carefully chosen words, however I can not help to think that there must be a little merit in his message.
Where is the real money made in this business? How do people actually make six plus figure income and fast?
Please help with any constuctive feedback.

I purchased the Winning in The Cash Flow Business book offered on the program. Along with it came a paper offering help with first 5 note deals. I called the number on the paper and was sold a mentoring program by Professional Marketing Inc. The program I was sold included mentoring sessions on the note business, leads, an internet web site, and mentoring sessions on using and marketing the web site. I was also sold a membership in SBAA.
I feel the sales person intentionally lied to me about what the program included. I also feel I was “oversold” a bunch of worthless items.
I called customer service of PMI and was usually never able to reach a live person. It would often take 2-3 days to get a call back. PMI’s customer service is among the worst of any company I have ever dealt with.
After speaking with customer service I was told they would not refund my money. I explained that I was lied to about what the course included but the customer service department seemed more interesed in keeping my money than in providing real customer service. One customer service supervisor issued a $300 credit for the misrepresentation by the sales staff.
I feel the internet site, the SBAA membership and the internet training are a total waste of money. The note business mentoring did include some useful information.
To make a lot of money in the note business is likely to involve a lot of good luck along with persistence. I have done several mailings to people included in my leads and have gotten about a 2% response. Most of these people are expecting to receive 90-95% of their note face value. The vast majority of my responses were from people with notes that had very little or no equity. Most I was not able to get a single bid on. A few did bring bids but they were all below what the seller wanted with only one exception.
I had one note that looked promising. I had a buyer who offered more than what the note owner asked for. The buyer of the property got outside financing and paid the note holder off in full so that deal fell thru.
With the purchase of the mentoring course, the mailings, the phone calls, contacting professionals and mail correspondence with my one good lead, I am out over $6000. I have brought in a total of $0.
I am not saying it will not work, but it has not worked for me as the infomercial implies. Most people who have these notes DO NOT want to get rid of them.
The only positive effect is I have a HUGE business loss writeoff on my taxes. Maybe you’ll have better luck than I did.

I bought his Cash Flow Program after seeing the late-night infomercial about 3 weeks ago.
I have had 2 follow-up calls from his staff, telling me that I need to sign up for the $3000 (or thereabouts) program where they give me a list of thousands of notes to follow up on. In other words, I asked him, I can’t just purchase this course and do it? And his reply was “Well, if you’re going to be successful, you need to sign up for the advanced program.”
As I had not had time during Christmas to study the program, I said “Buh-Bye now, I’ll get back to you.”
I am really surprised at this. You’re right - the infomercial really sells you. I’m going to get into it over New Years, and may end up returning the course. I don’t like this at all.

The real money in this business, is made selling the info on how to make real money in this business…
…and then the rest of us (who’ve already realized this is so) just go out there and get it done without anyone’s book, tape, list, website or mentor program.
