Is there a simple formula for rough estimating repairs that one can use when looking at home to get a general idea of costs?

For example:

Roof = $1.00 per square foot
Carpet = $2.00 per square foot
Paint = $1.50 per square foot

I know it will differ from area to area, but just something we can use when putting together an initial offer on the fly.

IMHO, the H.D. book is not that great. It really just saves you the time of walking the isles to get the price off the shelf. If you are looking for standard prices for subcontracted labor, you might want to give a call to your local Home Builders Association and they might can give you some ballpark #'s and maybe even advise some good subs.

For the record,

roofing in GA, material is $20-$23 per square, labor between $30-$35 per square, extra for tear off and any step or flashing. This for 20 yr. 3-tabs.

Painting is $1.40 to $1.60 sq. ft. with contractor providing all materials and labor for a basic paint job.

Carpet: $8-$10 a sq. yard for low end rental housing type carpet and pad. Tear out and moving furniture extra.

I could go on…but you aren’t in GA. The only way you will really get good at quick estimates is lots and lots of experience. Get good subs and keep them happy and be professional with them. Almost none of my subs do any advertising at all- just word of mouth. IF they are relying on advertising they are either new or not good. Don’t even pick up the phone book it is useless if you are looking for honest, professional, knowledgable subs.

Go to Home Depot. Go to the “Pro Desk”, ask them for the “Pro Book” software. It’s FREE. But they will not know what the heck you are talking about in any other part of the store, go to the “Pro Desk”.

This has the cost of everything in their store, plus some other things to help you estimate the cost of having the labor done as well.
