Can an experience investor tell me
wich one of these gurus is best for
me, I don’t want to be a Landlord, I don’t
want to deal with tenants and management and
I am not a handy man, I just want to buy properties 20 to 40% below market value and hire someone to do a little fixing on the house if I have to.
(single family homes)and resale them for a profit in a matter of days or weeks to a perspective buyer.
I want to know which course should I go with Carlton Sheet or Ron Legrand.

Just a little back ground on the two Ron Legrand i’m not sure of his back ground but people say he knows what he’s talking about, Know Carlton Sheets use to work for Robert Allen BUT as you may know Robert Allen is no longer in Real Estate in Fact the state of Utah just sued him.
So as for my vote i would go with Ron Legrand.

Question: If Ron Legrand is so good, then why did he stop advertising for such a long time. In MY opinion Carleton Sheets has been continually advertising and putting his successful product out there for much longer time. If C.S. is connected to Robert Allen then why has he been on TV so long. Furthermore C.S. is the only course which I know that actual real people (that I know) are using and becoming successful in. We believe C.S. is geared more towards buy and hold, from what we hear, although we have not seen it, only
heard and web sites. R.L. main push is to buy junkers and wholesale them to some one else to fix up, usually on a option, or fix up your self and retail sell them. We believe C.S’s program is relatively inexpensive? R.L’s programs can run to several thousand, if you take his boot camps, but he has home study courses and tapes at less and some info you can get for free. He also pushes Lease/Options and so called “Pretty Houses”. We don’t know if C.S. does any of this? Does any one else have info on exactly what C.S. teaches and on what areas, rentals, fixer uppers etc? and how much it costs? If you want specific questions answered on junkers, rentals, or pretty houses we can help.

alex, Hi, My name is Sue, I have been to almost every R.E. seminar there is on earth. I have a Carlton Sheets set of books but I have not read them yet, but I have not heard bad of him. I think if he worked for Robert Allen it was years and years ago. I was ripped off royalaly by Robert Allen money and trainning. We all started to sue him a few years ago. Robert Allen never owned R.E. in his life and he is a scammer. As to Ron Legrand, I took his course and bought a few homes, his system works, he is straight forward and his teaching is simple to understand and I feel that he is very trusworthy. He does advertise here where I live in Florida on tv a lot. He is out of Jacksonville and he is in our investment clubs yearly in this area. He truly teaches the value and costs of rehab to homes. I would go again to his hands on training. If You can go to one of his hands on training it is worth every penney. You will wish you saw him first. It cost my husband and I 9,000.00 dollard to take his course about 10 years ago and we got no training to buy R. E. It was a disgrace. You can’t go wrong with Ron, Sheets I don’t know yet. Happy RE investing.

I bought Carleton Sheets real estate course six years ago, put it on the shelf for six months, then took it down, watched the video Attention Renters! 50 days to your first home"… 32 days later I had a 2-bedroom/1bath house with a wraparound porch on 6.9 acres of land with a 30’x40’ commercial building (with bathroom & central air). I rented out the house for 375/month, I rented out the commercial building for 450/month… my payments to the seller were $325/month for the first year, all payments going in entirety to the downpayment. I sold that property a year later for $6500 more than I paid for it. CARLETON SHEETS course REALLY works! Five years after that I had ten rentals, all lease-optioned from sellers and then lease-optioned to buyers, in the Bradenton-Brandon area of the Tampa Bay area, Florida. My monthly cashflow after maintenance is between 1700-2100/month (depends on maintenance repairs). Then I took a job out in San Francisco with a startup (I’m in computers). My RENT out there was 2200/month for a 1-bedroom apartment! I wish I’d never returned to the SF Bay Area! The company fell on the dot-com hardtimes, I was forced to take another job with a startup, this time down towards San Jose. Then I saw an infomercial for Ron LeGrand’s real estate course. Not having the guts to try and work Carleton’s course in this overpriced, faggoty area, I decided to buy Ron’s course, it was only $169 payable over 3 months, just like Carleton’s course. What did I find when I started listening to Ron’s tapes? Yes, he blatantly ‘pushes’ his ‘bootcamps’, that’s true enough. However, what I discovered is that his techniques are far more aggressive than Carleton’s. Frankly I think they wouldn’t necessarily work for a timid person, who’d not had any prior success with buying-selling real estate through personal negotiation. But I HAVE had success! So after working my way through Ron’s course, I gave it a try… after 3 weeks work, I finally found a motivated seller south of San Jose (but commute distance to San Jose, Monterey, Santa Cruz areas). I got an option on a $1,690,000 residential property (you heard me right!) I got the option at $1,240,000, immediately ran a 3-day ad starting in the Sunday issue of one of the area’s biggest dailies. Within a week, I ‘flipped’ the property to a buyer-tenant who gave me $72,000 CASH before move-in (as downpayment) and is now paying me $950 a month MORE than I pay the seller, and when the buyer qualifies for a bank loan, in a year or sooner, I will get another 128K as I sold the house for $1,440,000. If the buyer doesn’t get financing, they lose their 72000 (they know that), and I am free to list the house for lease-purchase again, or walk away, as I have a 1-year renewable lease myself! I make the payments out to the bank directly with the seller’s loan # and name on the checks, but the bank cannot call the loan due as it isn’t sold, it’s lease-optioned!
I LOVE Carleton, he started me on the pay to financial freedom, but I WORSHIP Ron LeGrand! As he truly set me free, financially.
Both techniques work if you WORK them… neither Ron nor Carleton say it is ‘easy’, it isn’t, it’s hard work. Both admit that if you want to get ‘filthy, stinkin’ rich’ (as Ron says) you must hold property, not ‘flip it’. However, if you want a good INCOME, flipping and lease-optioning are the ways to do that.
With 72000 in the bank, I’m quitting my job and NEVER working in the computer industry again (it doesn’t matter that I was making a six figure income in computers, I am burnt-out on computers).
If you really want to be free financially, buy both the courses and do at least one of them. But if you don’t get off your duff and actually WORK the course, you won’t make any money… than you can gripe about how Carleton and Ron are just selling the courses to make money, not actually teaching you how to invest in real estate. However the fact is that both of them have made a LOT of money in real estate, and yes, now they are ALSO making a lot of money from the courses. What of it? What they teach in their courses is ‘truth’… but if you want to steep in your own quagmire with the rest of the ‘no guts’ people, than buy the course and leave it up on the shelf along with all the other motivational materials you collect over the years and then whine about how these people are just ‘rip off artists’. Meanwhile, I’ll be buying/selling/holding on to property and slowly/surely becoming ‘filthy stinkin’ rich’.

My Dad a “very knowledgeable” person in the Real Estate industry is thinking of paying for me, my wife, and a friend to take a “Boot Camp” of Ron LeGrand’s ‘Wholesale/Retail Course’ in Seattle in July. I know absolutely nothing about real estate sales, but my dad has been trying for years to ‘educate’ me. Hopefully, this site is not ‘dead’ and you can provide me with some insight! I’m reading Ron’s book on making money fast - as I need to - and it sounds good so far. My dad claims he knows enough to write a book - he’s 75 - I’m 52. I’m giving you all this background so you can have an idea of what I’m asking - - Is his (my dad)spending $$ to send us all to Ron’s “Boot Camp” = $2500+ worth it?

I have C S “No Down” course. Legrand’s W/R, L/O, and For Sale by Owner. C S in my opinion, gives you the very best on the top. Ron gives you conversations, forms (filled out and blank), plus when you buy you can call for a few months to get personal coaching at no extra cost. I have not called because the material is pretty thorough.
I have had some very limited R E experience. My wife and I have 11 rental properties, 9 of which were no money down from a course from Ed Beckley, he bankrupted 10 years ago.
So much for that. Nothing takes the place of making the offers. Just be careful that you don’t give the farm away, because you will make mistakes. The people who tell you they don’t will lie about other things, too!
Nobody can sell you a perfect course. What do you want to do? You can never learn too much about this business, but, you can’t “do” this business by buying courses, and, reading, but, never making offers! If you want to do this business, at some point you are going to say" I can do that" and then, go do it.
It is not real hard, you just have to get a big set of gonads and go do it.
As Ron says, when you get that first $10,000.00 check in your sweaty palms, you’re hooked.
If you haven’t guessed by now, Legrand has my vote.

You could not have gotten me at a better time. I just returned, literally, from a Legrand boot camp in Las Vegas. Spent a lot of money, learned a lot of stuff, and, hey, I am ready to go!
I am 60 years old, so, I am not in your age group, which may , or, may not matter. I have materials from a lot of people, some still selling, and, some out of business. Legrands is without a doubt, for me, head and shoulders above the rest that I have looked at, for me. I cannot speak for anyone else. But, for me, no question about it.
I left my full time job May 31,2000 to pursue this R E I full time, after doing it successfully part time for about a year. Yes, I am sold Ron’s programs. They are helping me make a lot of money.
