Sort of begs to ask the question, “What exactly do you believe that you’ll be bringing to the party?” Skill? Expertise? Market knowledge? Ability to do footwork for someone else?
I’ll keep this simple. Get a job so you can live, eat, make your personal obligations, and not be distracted by immediate financial woes.
Don’t believe the crap about the guy that was in the gutter six months ago and now owns 1/2 of Los Angeles (or whatever). Miracles do happen but what is your plan while you’re waiting for the miracle?
As you get on your feet, offer to help people who are active investors…for free. Do NOT ask anything in return, don’t hover around them, don’t try to stuggle up next to them; just find a way to add to their lives.
Find a local real estate investor’s club, go to meetings, listen, listen, listen. Stay out of bars; they won’t make you rich.
And you’re probably thinking, “This guy’s full of B.S. How would he know anything about my situation? How’s any of this hooey going to help me become a real estate investor?”
Answer: I have personal knowledge.
The rest will happen on its own, whether you believe me or not!

Thanks for the post Rick. All the things you mention I have in different areas. I’m pretty good in carpentry work, just not as fast as the younger guys out there. But the work is just as good.
Market knowledge is pretty good also. There are several properties in this area that would be excellent deals. I just don’t know anyone to work with capital wise.
I can do a lot of footwork if not all of it. With the way the market is now, one deal could make the difference for me and my family. I’m far from being an expert but I do have experience.
I’ve been working on the job thing as well. It’s been several months now and still no job. It is frustrating but I will keep at it.
At the moment all I can do is offer to help in whatever way possible. I enjoy doing things for others. I’m just not understanding why I haven’t been able to move forward.
