An opinion is just that…an opinion. Yes, I am a newbie to “creative” investing. That does not mean that I have no experience in real estate investing. I form my opinion based on research, determining the pros and cons and using common sense. My whole point is that instead of filling newbie’s heads with how great a certain technique is, they should also be made aware of possible risks involved. Because of all the hype, most people are so eager to “get started” and to get that “first deal” that they are blind to the ramifications involved. You promote L/O’s with examples of your own success to newbies but do you advise them of possible risks as well? If so, I commend you, if not, maybe you should consider it. Just my UNauthoritative opinion…

Agreed, but at the end of the day some ways of acquiring property are more risky than others and you CANNOT tell me that sandwich L/O’s don’t involve more risk. The inherent fact that you do NOT have the deed should say enough in and of itself.
