Not so odd. My daughter’s school leases an empty lot for the kids to have additional running around space.
You may want an LLC, you will definitely want a big liability policy. People get hurt on empty lots and owners get sued. protect yourself. You may be able to do this cheaply and just increase your homeowners insurance.

I have a small residential lot that my neighbor wishes to lease from me for garden space. I do not have an llc or s-corp for the property and do not wish to develop one for this small project. Where do I start to develop a lease agreement as such? Is there a better agreement than a lease? I would probably ask at least for a contract and general liability insurance if we can work something out. Most people lease buildings, but this request is odd in that no structures are involved.
