One corp can do both types of deals. The S vs. C is a tax issue for you to figure out with your CPA.

Residential Contract of Sale and Corp Questions - Posted by Jill

Hello! Please bare with me I’m new. When signing a Maryland Residential Contract of Sale what name should I buy in? I’ve not formed a corp. yet. I’m wanting to wholesale(flip) the propety. Also, from what I’ve read on this post when forming a corporation, a S corporation to do flips and a C corporation to do “sandwhich lease” (one year intervals with the right to renew) and “subject to” deals? How much is it going to cost me to form 2 corporations and should I have a lawyer or an accountant to do this? I would like to thank you Bill and John and all others from the bottom of my heart for responding to all my questions. God Bless
