I missed the part about dealers license yesterday. I have not been asked for one, but I usually get sent a sheet to sign that says I am not selling the home. This allows for them to comply with SC law. That was no problem for me since I put them on my lots and rent them.

I have not had much luck with Greentree but the site to Vanderbilt for their REPO’s is http://www.vmfrepos.com

I also have an E-mail to 21st Mortgage rep who sends me a weekly list of their repos. The person who is E-mailing me the list to me is “KristiRidner@21stMortgage.com” I got onto that list by contacting a local rep who made a call for me. You may want to e-mail her and see if she will add you as well. If anyone on the board wants a copy of that list e-mail me personally and I will forward it back to you.

Also I have to give it up for Marty who talked me thru putting my first bid on a Vanderbilt Repo. Talked to the rep today and faxed over the offer tonight. Should get an answer by Tuesday at the latest, well that is when the offer expires.

I have to say lurking on the board for the last 6-8 months I have learned a lot from you regular posters. Thank you all for sharing your knowledge.

Are you putting an expiration on your offers or are you getting this date from Vanderbilt.

Here in SC they leave the bidding open for X period of the time. After that time has pasted, they call you and say you are not the highest bidder, do you want to raise your bid.

Just curious.

I forgot to do it on the offer I sent in. Part of the learning curve. I will be calling the rep tomorrow to see what the status is on the pretense of making sure he got the fax. This one is in a very nice park but and has been sitting since Sept. No back lot rent on it which I already confirmed with the PM and the park does not want it.

How long is the bid process and is it listed somewhere on the site? Also is the “you are not the highest bidder” line true or just a sales ploy for a higher price?

I will post the outcome when I find it out.

The X period of time is just that, it varies. It is probably more like JP says, they are waiting to get 3 bids or waiting to get close to asking price (not happening).

The “you are not the highest bidder call” in this case was not a ploy, I know the person that bought the house. Oakwood Acceptance did the same thing on several occasions. Other times you heard nothing and the house was sold and off the list.

Here in Al, Vandy won’t sell to you with out a dealers lic. and greentree will not either. We found a lady with a repo business, she gets them for us for a fee. She makes a little cash on them and it increases her volume with them to put her in a stronger negot. position

I’ve bought several from VAnderbilt. In my experience, whether or not you put an expiration on your offer makes no difference to them. The person who see your bids is most likely in charge of getting rid of hundreds of homes and reviews thousands of bids. They don’t usually have time to keep track of when your offer expires. For this same reason, you aren’t likely to get a call letting your know you are NOT the high bidder. This has been my experience with the rep for my area, yours and Teddy’s may differ.

Also, in my experience, they don’t care how long they have to hold a home. They wait until they have 3 bids or asking price and then they sell.

Ask if your local rep has an excel spreadsheet that they email out to dealers. This list would have a lot more info than the website, which has very limited info.

Lately, they have been asking me for a dealer license number whenever I call them for information. Has anyone else experienced this? Perhaps they got warned for selling to unlicensed individuals?
