I manage rentals for an older person. I have found a way to get my money on time. If the rent is $700, I put it in the lease that the rent is $750. I will give a $50 deduction for rents paid by the 1st of the month. I have had good luck having my renters deposit the rents directly into my bank account. This saves me from having to knock on doors or waiting for mail deliveries. Caution: Always check out your renters. I question prospective tenents on the phone and ask where they are living now. When they tell me I say that I will mail them a lease for them to look over. A few hours later I knock on their door and tell them that I was in the neighborhood and thought that I would drop the lease by. I look at how they are taking care of the place that they are renting now. If they are trashing their present home, they will do the same to your rental property. Also, I always insist on a full month rent as security deposit. Never, never, never discount the security deposit. YOU WILL REGRET IT!
