in many states you can’t discriminate against kids, but if the number of people exceeds the HUD guidelines of bedrooms times 2 with no gender shared bedrooms, you would probably be on safe ground. For example HUD would require single parent with 1 boy and 1 girl to have a 3 bedroom home.

I own and live in one story of a duplex and I rent out the second floor. This is in Wisconsin. Does the law require that I rent to any size family or can I pick and choose down to a one parent and couple of kids versus four kids?

You need to be VERY careful in whether and how you might discriminate in any state.

I remember a WA State court decision where the owner was sued and lost who’d discriminated against big family and it was found to be unlawful.

Recommend you see local lawyer and pay for his/her professional opinion as to if & how you might discriminate here, legally.
